OGJ Remodelling LLC is a Florida limited liability company operating out of 5391 45th Ave N in St Petersburg. We remodel kitchens and bathrooms, replace flooring, rebuild rotted soffit and exterior trim, hang and finish drywall, install cabinets and countertops, and repaint interiors and exteriors. Almost every house we work in is an older Pinellas home on its second or third owner, which means we spend as much time on what is behind the wall as on what goes in front of it.
I quote every job myself, in the house, with a tape measure — there is no salesperson and no commission built into the number. I am on site for demolition and again for the finish walkthrough. We pull permits with the City of St Petersburg and Pinellas County where the scope requires them, and the only work we subcontract is the licensed electrical and plumbing portion, to the same two tradesmen we have used since we opened.

A 30% deposit holds the start date and covers materials. The balance is split between mid-job and completion.

Deposit is 30% at scheduling. Permit fees are passed through at cost and shown on the estimate. A signed estimate can be cancelled for a full deposit refund up to seven days before the start date; after that we refund the deposit less any materials already ordered for your job.

Where the scope requires one, yes — we file it with the City of St Petersburg or Pinellas County and the fee is passed through at cost on the estimate.
For a kitchen, most people do. For a single-bathroom home during a full bath remodel, most people arrange somewhere else for the plumbing days. We will tell you which days those are up front.
We do, against an allowance written into the estimate. If you want to supply your own tile or fixtures, that is fine — we deduct the allowance and note it in writing.
30% deposit at scheduling, a progress payment at the mid-point, and the balance after the punch list is closed. Cheque or bank transfer. We do not take payment through this website.
Yes — one year on our labour from the completion date. Manufacturer warranties on cabinets, fixtures and flooring are handed to you with the final invoice.
